Our Look-In Property Watch Service 

New Southern Properties, Inc.’s Look-In Property Watch Service is a service dedicated to providing a watchful eye and overseeing the properties of absentee owners – including single family homes, townhomes and condos.   An unoccupied home is often vulnerable to a wide variety of liabilities such as vandalism, break-ins, mechanical failures and water leaks.  In addition, pool maintenance and landscape maintenance is crucial here in Florida and often vendors are either remiss in their duties or simply stop performing their service altogether.   Caught early – most problems are easily fixed.  Left unattended, they become costly to repair as the problem worsens and expands to other areas of the home.

By engaging in our property watch service - you can spend more time enjoying your property when you arrive - rather than seeing to repairs and maintenance tasks.

Our office is in Lake Mary, and we focus on properties in the greater Lake Mary area, including DeBary, Heathrow, Longwood, and Sanford.    Other area watches are available – simply contact us.

What We Do 

Our service is simple – we check on your property on a regular weekly basis to be sure it needs no major repairs or service work and to be sure all appropriate vendors are performing their respective tasks adequately.  We also will perform additional checks after major storms, freezes and hurricanes as soon as it is safe to do so. 

In cases where the vendors are doing an inadequate job or the property is in need of repair or additional maintenance, we will contact you immediately via email. 

Each month, you will receive an email report as to the condition of your property.

What We Don’t Do 

We do not perform actual maintenance or repair work, but we will obtain vendors for certain tasks upon request.  No vendor is engaged without your written approval. 

Generally, we do not collect rents or pay vendors, but acting on your instruction, we will open your property if you have friends or family coming to use it. 

However, customized overseeing is available – just contact us and tell us what you have in mind.   

Costs, Billing, General Terms

There is a one-time account set up fee of $150.00 U. S. which includes cutting two sets of spare keys, getting added to any lists for access, initially going over the property and the like. 

To check on the property once per week the base monthly fee is $125.00 U. S. billed in advance and due by the 15^th of the previous month (e.g. February’s invoice is due January 1^st and late on the January 15^th).  Invoices are delivered via email. 

Additional checking in excess of two visits per month are billed additionally. The service and billing is suspended for the time you are occupying your property and termination is at any time in writing with a thirty-day notice.
