As with many areas, the largest employers are small businesses. The University of Central Florida (UCF – The Knights) is a major university with over 50,000 students enrolled – the largest enrollment in the State and is now complete with a new medical school. In addition, both Stetson College in DeLand and Rollins College in Winter Park are top-notch private colleges with a full range of studies available. Full Sail University is renowned for its computer gaming and graphic design educational programs. In addition, the University of Florida (UF – The Gators) is only 90 minutes to the northwest.
A new “Medical City” is being developed as well. Consisting of some seven different institutions, most of the organizations have already started construction and sans one, all will be operational by 2011. They include: UCF College of Medicine, UCF Burnett School of Biomedical Sciences, M.D. Anderson Cancer Research Center, University of Florida Research Center, Burnham Institute for Medical Research, Nemours Children’s Hospital and a new Veteran’s Administration Hospital.
Low to NO Taxes !
There are no state personal income tax, no state inheritance taxes and no personal property taxes levied in Florida. Much of the state’s revenues come from tourists visiting in the form of hotel taxes. In fact, only five other states have an average lower tax burden for its citizens than Florida !
Housing and Investment Opportunities Abound !
Central Florida’s housing index is now below 100 – meaning that the average home price here in Central Florida is now below what the average wage earner can afford. The most recent average sales price point for a home here in Central Florida was $159,000 (Orlando Realtors Association October 2009). In addition, several economists have noted and published statements that the home prices here in Central Florida are now where they would have been historically whether the housing bubble had occurred or not.
It is a GREAT time to buy. Right now, approximately 40% of all sales in Florida are distressed properties, but this number continues to decline each month as more and more buyers snap up the good deals. Sales in Central Florida are up a whopping 54% year to date and 56% over a year ago (Orlando Realtors Association October 2009). NOW is the time to act – while prices are still down and great deals can still be found.
